            <![CDATA[<p><strong>What We're Seeing in the Lake Norman Market – March 2026<br><br><img src="http://Jessc.lakenormanrealty.com/shared/fs/2150/company/2026-04-22_14_18_13.jpg" width="366" height="234" alt=""><br></strong></p>
<p>If you've been wondering what's really happening in the Lake Norman market right now, you're not alone. It's definitely a season of mixed signals.</p>
<p>The biggest thing we're seeing? Inventory is still tight. We had fewer new listings this March compared to last year, and <strong>overall housing supply dropped</strong> to about 3.4 months. In simple terms, there still aren't a ton of homes to choose from, and that continues to shape everything else.</p>
<p>Because of that, prices are holding strong. The <strong>median price is now sitting at $600,000</strong>, and the average price saw a pretty big jump this year. So even though the market feels a little different than it did a year or two ago, home values are still very much holding their ground.<br><img src="http://Jessc.lakenormanrealty.com/shared/fs/2150/company/2026-04-22_14_20_15.jpg" width="518" height="187" alt=""></p>
<p>Where things get interesting is on the activity side. <strong>Pending sales were actually up</strong> quite a bit (+22.5%), which tells us buyers are still out there and ready to move when the right home comes along. At the same time, <strong>closed sales dipped</strong> a little (-7.6%), and homes are taking longer to sell, about 68 days on average now.</p>
<p>What does that mean in real life?</p>
<p>Buyers are being more selective. They're not rushing quite as quickly, and they're taking a little more time to make decisions. For sellers, it means <em>strategy matters</em> more than ever. Pricing, presentation, and timing all play a bigger role now than they did in the frenzy of past markets.</p>
<p>Overall, we'd call this a more balanced and honestly healthier market. It's not as fast-paced, but it's still competitive in the right situations, especially when a home is well prepared and priced correctly.</p>
